What a great energy – we are under 100!
Hemsö has set a target for our energy usage to be below 100 kWh per square metre in our property portfolio by 2025, and during the last 12-month period, up to the end of November, we have achieved this.
Mikael Engström, Energy Manager at Hemsö– Our administration has been working determinedly and tirelessly with our operating contractors to reduce energy use. We are now seeing the results.
What are the success factors?
Hemsö continuously replaces older technical equipment and optimises energy use based on tenants’ operating hours. This means, for example, that ventilation and electricity are not switched on when the premises are empty.
– We have worked purposefully with the energy in the properties that we can influence ourselves, such as elevators, ventilation, general lighting and pumps. We have also come a long way during the year in separating property energy in the properties. This means that the electricity we can influence ourselves has been separated from the electricity used by the organisations. This gives us better conditions to monitor energy use on an ongoing basis and follow which properties are aligned with the taxonomy and financing, says Mikael Engström.
Viktor Dupreee, Energy Manager at Hemsö– The property management team has done a great job of measuring the correct surfaces. When this work was done, we found major differences in the surfaces we call A-temp, i.e. surfaces that are heated to less than ten degrees.
– These surfaces are very rarely the same as lettable area. The fact that we now know exactly which areas we have to measure utilisation on means that we can compare apples with apples. This is part of ensuring the quality of our energy work, says Viktor Dupree.
