From pioneer to flagship project: the Büttelborn care home is the first of its kind in Germany that Hemsö has developed and built in-house. It was recently opened and will soon be fully leased.

When Hemsö decided to build a care home in Büttelborn in southern Hesse in Germany at the end of 2019, the world looked slightly different. Most people had never heard of Covid-19 and Russia hadn’t invaded Ukraine. 

With the new building in Büttelborn, Hemsö began a new chapter of its growth strategy in Germany. Hemsö developed its first nursing home in Germany.

Crises led to higher costs

The building was completed after a project duration of four years, but there were a few problems along the way. First of all, the coronavirus pandemic put a stop to processes at the construction site and effects of the war in Ukraine began to be felt. Especially the rising costs for materials and energy. This meant that the original plans had to be revised. For example, a pellet heating system was installed instead of the planned gas heating system. 

The project comprises three buildings: in two of the buildings, there are a total of 35 handicap accessible apartments, and one of the buildings also offers a day hospital with 15 beds. The third building is a care home with 94 beds, spread between 82 single rooms and 6 double rooms. 

The apartments will be let by a property manager and are expected to be fully let during the first quarter of 2024. The home has been open since the end of 2023 and the day hospital will open in early 2024. 

20-year lease agreement

The nursing home and the day hospital are operated by Seniorenpflegezentrum Büttelborn GmbH from Büttelborn, an established family business from the region, and a 20-year lease has been signed. Hemsö’s strategy has also shown its strength here: all stakeholders are involved from the start to find the best possible way forward together. This means that both operators and tenants are very satisfied with their new home.
